Buyer Rebate

Looking to buy a home? As a special promotion to start 2019, I am offering my clients a rebate at closing of 1% of the purchase price. You can use the money towards the closing costs. Best part, the rebate is 100% tax free!

According to the DOJ and the Department of Housing and Urban Development (HUD), real estate agents may rebate a portion of the agent’s commission under RESPA. The rebate must be listed as a credit on page 1 of the HUD-1 in Lines 204-209 and the name of the party giving the credit must be identified. Real estate agent or broker commission rebates do NOT violate Section 8 of RESPA as long as no part of the commission rebate is tied to a referral of business.

How it Works

When you decide to work with me, I will fill out a Buyer Brokerage Agreement that will include the details of the rebate. The agreement will be signed by you and me.

Brokerage Agreement w/ Rebate

  1. The rebate will be applied to closing cost and reflected on the Closing Disclosure.
  2. It is the buyer’s responsibility to notify their mortgage lender of the rebate and confirm the rebate is allowed.
  3. Buyer agrees to indemnify and hold Broker harmless in the event the payment of the rebate is not allowed to be paid at closing.
